he recently published report by Knight Frank has drawn attention to the rapid increase in property prices in Dubai. According to the data, nearly one in five homes in the city is now valued at over $1 million, reflecting significant market changes. Ekaterina Patalina, founder of the design bureau Cont de Arch, shared her insights on how this trend influences property owners’ demands and the role of design in enhancing asset value.


Internal research from Cont de Arch indicates that over the past two years, interest in bespoke design projects has grown by 22%, while demand for luxury property redesigns has increased by 18%. Owners increasingly see design as a way not only to enhance their living spaces but also to boost the market value of their properties. For instance, projects that incorporate smart technologies and sustainable materials can raise a property’s resale price by 10–15%.
Knight Frank forecasts an additional 8% increase in Dubai property prices by 2025. In this context, the ability of developers and owners to adapt to evolving demands is becoming a critical success factor. “Today’s buyers value not only location but also functional layouts, energy efficiency, and modern technologies. These elements are increasingly becoming standard for properties valued at over $1 million,” notes Ekaterina.


Another key trend is the shortage of villas in prime locations. With limited supply, demand for renovating existing properties has grown by 18%. More owners are choosing redesigns to enhance the appeal and liquidity of their homes. According to Cont de Arch, approximately 30% of the bureau’s clients in 2023 requested renovation projects—a 12% increase compared to the previous year.


Dubai’s property market continues to attract investors. However, in an increasingly competitive environment, success lies not just in construction but in well-thought-out design solutions that meet the needs of today’s discerning buyers.
